Don Nichols (Acquisitions and Dispositions)

Mr. Nichols has over thirty years’ experience in the real estate investment business, primarily in the acquisition, disposition, and financing of multifamily investment properties throughout the southeastern United States. Throughout his career he has acted primarily in the role of principal and/or agent on behalf of various investment groups, and in this capacity, personally sourced, negotiated, and closed over $440 million in multi-family property investment transactions involving 87 apartment communities totaling over 14,000 units.

Prior to joining Audubon Communities, Mr. Nichols was Vice President of the Richard Felker Company (“RFC”), an Atlanta based apartment owner/operator where he was responsible for the overall operations of the company pertaining to acquisitions, financing, and dispositions of company sponsored multifamily investment properties. While at RFC, Mr. Nichols personally located, negotiated, and acquired nineteen apartment communities on behalf of RFC sponsored partnerships, arranging for acquisition financing and subsequent refinancing during each partnership’s investment holding period, and culminating with a 1,038 unit portfolio sale in 2008.

Prior to joining RFC, Mr. Nichols was a senior broker in the Acquisition/Disposition Services division of Trammell Crow Residential where he assisted TCR and other third parties in the acquisition of over 1,000 apartment units in the Atlanta area, and prior to that was Vice President and Acquisition Partner of Atlanta based First Equities Corporation, where he personally acquired 27 apartment communities throughout the Southeast on behalf of company sponsored investment partnerships.

Mr. Nichols holds Bachelor of Science Degrees from Auburn University and Georgia State University, and served four years active duty as an officer in the United States Air Force.
