Andrew A. Schwarz

FOUNDER & CEO

Mr. Schwarz is the founder and CEO of Audubon Communities. He oversees the firm’s acquisition and asset management activities and is responsible for directing senior personnel.

Prior to founding Audubon Communities, Mr. Schwarz was Senior Vice President and Director of Acquisitions and Asset Management for Emmes & Company – a private real estate investment firm with over $1.5 billion in assets. At Emmes, Mr. Schwarz oversaw the acquisition and strategic management of approximately one hundred domestic real estate assets. He also managed the firm’s Asian investment platform, including the acquisition and renovation of office properties in greater Tokyo. Domestically, Mr. Schwarz was directly responsible for managing the firm’s 11,000-unit, $500 million multi-family portfolio. Prior to joining Emmes, he directed the leasing and marketing efforts for over 2 million square feet of office space on behalf of institutional clients in New Orleans, Louisiana.

Mr. Schwarz received his MBA from Columbia Business School in 1996.

Mrs. Shields joined Audubon Communities as Vice President of Operations in 2006 where she was instrumental in developing and implementing all of the firm’s policies and procedures. In 2010 Mrs. Shields was promoted to Executive Vice President and given responsibility for managing all of the firm’s day to day operations, including having direct oversight of the marketing and leasing efforts across the entire portfolio.

From 2002 to 2006, Mrs. Shields was with Capital Properties, a major private real estate investor. Mrs. Shields relocated to New Jersey in order to participate in Capital’s reposition of a 1,029 unit mid-rise apartment community. Previously, Mrs. Shields worked for Colonial Properties Trust, a major public REIT, from 1995 to 2002. During her tenure at Colonial, Mrs. Shields was responsibility for the lease up of multiple ground-up developments and rehabilitation projects, meeting or exceeding pro-forma forecasts on every project.

Mrs. Shields is a graduate of the University of Florida.

Mrs. Parker serves as the Chief Financial Officer for Audubon Communities. She oversees all phases of the accounting function and is responsible for the production of financial information necessary to implementing the firm’s strategy. Mrs. Parker also supervises compliance with external reporting requirements.

Mrs. Parker has over 20 years of Director Level and Chief Financial Officer positions and notable firms including Invesco, Equitable and Wells Real Estate. She started her career in Public Accounting at KPMG, focusing on audits in both public and private companies with a concentration in real estate and manufacturing. While at Wells Real Estate, she directed the operations of an asset management team with $7.5B in real estate assets under management. She led the accounting function for non-regulatory US operations related to investment products generating approximately $2.5B of annual revenues while a Director at Invesco, where she was also responsible for the oversight of financial analysis supporting key stakeholders and SEC reporting needs.

Mrs. Parker earned her B.B.A in Accounting and Finance from The University of West Georgia. She is licensed by the State of Georgia as a Certified Public Accountant (CPA).

Myles Cunningham is the Chief Investment Officer of Audubon Communities where he oversees the acquisition department and spearheads debt and equity structuring. He is responsible for identifying and underwriting new investment opportunities, helping to source new equity relationships, and manage the due diligence and closing process.

Prior to joining Audubon Communities, Mr. Cunningham was the Director of Acquisitions for PEM Real Estate Group, a Phoenix based multifamily real estate investment firm. At PEM, he oversaw the Atlanta office while acquiring nearly $200 million in real estate. Previously, Mr. Cunningham was the Vice President of Acquisition for Cortland Partners where he focused on new business development, asset valuations, and deal structuring. While at Cortland Partners, Mr. Cunningham acquired over 60 real estate assets totaling nearly $1.5 billion in capital.

Myles earned his Bachelor of Science degree in Entrepreneurship from Auburn University.

Mr. Boling joined Audubon Communities in 2017 as Vice President of Construction and oversees all pre-and post-acquisition construction planning and management for the firm.

Prior to joining Audubon Communities, Mr. Boling was responsible for Construction Management for new Multi-Family Construction as well as heavy renovations of over 2,000 units in the Southeastern United States. Previously, Mr. Boling worked in the engineering industry as a consultant in the design and construction administration for multi-million dollar, high-profile Private, State and Federally funded projects where he received his Professional Engineering License in the state of Georgia.

Mr. Boling received his B.S in Civil Engineering from Kennesaw State University and his MBA from University of Georgia in 2012.

Ms. Youngblood joined Audubon Communities in 2018 as the Marketing Director, focused on the development of marketing strategies and programs that support achievement of the portfolio’s business development and financial performance goals by implementing action plans around marketing, advertising, communications, and new acquisition rebranding. She provides additional marketing support to underperforming properties by analyzing the current traffic and leasing performance and initiates aggressive marketing and promotional campaigns. She is responsible for the creation and maintenance of property websites, social media, internet listings, community signage and more.

Prior to joining Audubon Communities, she worked for Pegasus Residential where she traveled the US assisting various communities within the company portfolio, assisting with everything from troubled assets needing stabilization to new acquisitions, lease-ups, hiring and/or training new team members, implementing aggressive marketing campaigns and increasing occupancy. Prior to Pegasus Residential, she worked for C.L.A.S.S. also known as Certified Leasing and Sales Specialists where she traveled the US in an effort to increase occupancy by doubling and/or tripling the current occupancy within a timeframe of 6 weeks by utilizing unique closing skills and outreach marketing campaigns.
